Johnson Astills understand that property transactions, such as buying or selling a house can be stressful and expensive. Conveyancing fees are the legal and administrative costs associated with transferring property ownership and will depend on the specific details of a transaction. Solicitors’ firms are required to publish price information on conveyancing in accordance with transparency regulations.
Johnson Astills work on a fixed-fee basis, ensuring that the invoice provided at the end of your transaction will not exceed your original itemised quote. There are no hidden costs resulting in you paying more than you had been expecting. Should any additional work be required which may attract further legal fees these are discussed and agreed with clients prior to the work being carried out.
What is included?
Our itemised quotes include the following:
- Solicitors fees
Johnson Astills fees include taking your instructions and offering advice throughout the transaction. The fees are dependent upon the value of the property, whether there is a mortgage on the property and whether the property is a freehold or leasehold.
We respond to all clients queries efficiently and thoroughly. All clients are provided with regular updates and we pride ourselves on our ability to add a personal touch to each transaction.
Our fees include the drafting or approving of contracts, transfers and other documents from the other sides solicitors, obtaining signatures to the necessary documents, affecting all appropriate enquiries and searches in connection with the proposed purchase, to include investigation of title and registration at H M Land Registry upon completion, advising of the result of all searches and enquiries and liaising with you regarding exchange of contracts and completion dates, dealing in connection with mortgages and any additional legal issues that may arise during a transaction.
- Telegraphic Transfer charge
The cost of transferring monies via CHAPS.
- Electronic ID Search charge
To aid us in identifying you and also to ensure that Johnson Astills comply with the Anti-Money Laundering regulations.
- Searches
To include official Local authority, water and drainage, and the Environmental property searches.
- Land Registration Fees
The fees that the Land Registry charge to register your new purchase.
